Fire safety compliance, from firms that pass the vetting
Fire safety is the most enforced compliance duty in the UK built environment, and the one where the gap between a competent specialist and a certificate mill costs the most. The desk matches your brief to three firms that hold the right third-party certification for the work in question, not a generalist with a laminated badge.

Who is legally responsible
The Responsible Person under the Fire Safety Order. In a workplace that is the employer or anyone with control of the premises in connection with a trade or business. In residential blocks it is usually the freeholder or managing agent, and since the Building Safety Act 2022 the Accountable Person carries additional duties in higher risk buildings.
What the regulations require
Requires a suitable and sufficient fire risk assessment, kept under review, with findings acted on.
Confirmed that external walls, balconies and flat entrance doors of multi-occupied residential buildings fall within the Order.
Duties for high-rise residential buildings including floor plans, wayfinding signage and a secure information box.
The golden thread of information and the Building Safety Regulator regime for higher risk buildings above 18 metres or seven storeys.
What the fire panel covers
Fire risk assessment
A competent assessor surveys the premises, identifies hazards and people at risk, and produces a prioritised action plan. Type 1 is non-destructive common parts. Types 2 to 4 add intrusive inspection and coverage of flats.
Fire door inspection
Every door on a schedule, checked against BS 8214 and the manufacturer's certification, with photographic evidence and a remedial list. This is where most residential blocks fail.
Fire alarm maintenance
Servicing and fault rectification for detection and alarm systems by a BAFE SP203-1 maintainer, with a defined attendance SLA for actuations and faults.
Emergency lighting
Testing and remediation to BS 5266-1, with a maintained log the Responsible Person can produce on demand.
Passive fire protection
Compartmentation surveys, fire stopping, cavity barriers and structural protection installed by FIRAS or IFC certificated contractors.
Sprinklers and suppression
Sprinkler, watermist and kitchen suppression systems designed, installed and maintained by LPS 1048 approved firms.
Accreditation the desk checks for
- Third-party certification that matches the specific work, not a general membership badge
- Assessors named and registered individually, not just the company
- A written scope that states the survey type and what is excluded
- Remedial pricing separated from the assessment fee, so there is no incentive to over-report
- Professional indemnity cover proportionate to the building, evidenced before appointment
Where buildings usually come unstuck
Consequence: Enforcement notice, insurer withdrawal, personal liability for the Responsible Person
Fix: Commission a fresh assessment from an IFE or ARPI registered assessor at the right survey type
Consequence: The assessment becomes evidence against you rather than for you
Fix: Track every action to completion with dated evidence, which is what an inspecting officer asks for first
Consequence: Prohibition notice risk in residential blocks
Fix: Schedule every door, remediate to BS 8214 with a certificated installer, re-inspect and record
Consequence: Unlimited fine, up to two years imprisonment, twenty-one day appeal window
Fix: Brief the Responsible Person, plan remediation inside the notice period and evidence it to the enforcing officer
Fire Safety questions buyers actually ask
How often does a fire risk assessment need reviewing?
The Fire Safety Order requires it to be kept under review and revised whenever there is reason to suspect it is no longer valid or there has been a significant change. Most managing agents and operators refresh annually as a minimum, and immediately after refurbishment, change of use or an incident.
Who can carry out a fire risk assessment?
The Order requires a competent person. There is no single licence, but for anything beyond a simple low-risk premises you should expect registration with the Institution of Fire Engineers, ARPI or an equivalent third-party certification scheme, plus evidence of relevant building-type experience.
What is the difference between a Type 1 and Type 4 assessment?
Type 1 is a non-destructive assessment of common parts only. Types 2 to 4 add destructive inspection and coverage of individual flats, with Type 4 the most intrusive. Type 1 is the default for residential blocks; higher types are used where compartmentation is suspect or after concerns are raised.
We have received an enforcement notice. What now?
You have twenty-one days to appeal and a stated period to comply. Do not ignore the compliance date while considering an appeal. Get a competent specialist onto the specific defects immediately and keep dated evidence of every step, because that record is what the enforcing officer will assess.
How quickly can the desk match a fire brief?
Within forty-eight hours for standard briefs you get three vetted firms that have confirmed capacity and hold the accreditation for the scope. Enforcement-driven work is flagged as priority and we will usually come back the same working day.
